/ Why a plan
Septic problems are cheaper when you catch them early.
A septic system is out of sight, so it is easy to forget until something goes wrong. In the Puget Sound area that usually happens in winter, when rain saturates the ground, groundwater rises around the tank and drainfield, and a worn float or a clogged filter finally gives out. Fixing a float switch or cleaning a filter costs a fraction of what a backup, a burned-out pump or a damaged drainfield does.
The Septic Maintenance Plan puts your system on a schedule. We look at it once a year, keep the filter clean, track its history and remind you when pumping or an inspection is due. When something does go wrong, you are first in line, you do not pay an emergency fee, and you get 10% off the repair.
Who the plan is for
- Pressure distribution, mound and ATU systems. These have effluent pumps, floats, control panels and alarms that wear out. A yearly check catches a sticking float or a failing pump before it causes a backup. They are also on shorter county inspection schedules, so the 10% discount adds up.
- New septic owners. Many people buy their first septic home on the Eastside or in Snohomish County without knowing where the tank is or when it was last pumped. The plan gives you a starting point, a record and someone to call.
- Landlords and second homes. Rentals, cabins and properties you do not live in are where problems go unnoticed. Reminders and a yearly visit keep them on track.
- Anyone planning to sell. A documented service history makes inspections and the paperwork for a sale smoother, especially under Snohomish County’s property-transfer rule that took effect November 1, 2026.
How it works
- Join. Call either office or send a request. We set up your plan and your service record.
- First visit. We locate the tank and lids if needed, clean the filter, check the system and note when pumping is due.
- Every year. We come back for your free filter cleaning and system check, and send reminders for pumping and county inspections.
- Any emergency. Call 24/7. No emergency fee, and a crew on site by the next day at the latest.
What the annual visit covers
At each yearly visit we clean the effluent filter if your system has one (a clogged filter is one of the most common causes of slow drains and backups we see), check the tank lids and risers, look at liquid levels and baffles, test the pump, floats and alarm on pressure, mound and ATU systems, and walk the drainfield for wet or soft spots. We measure sludge and scum so you know when the next pumping is really due, not just guessed. Everything goes into your service history.

How the plan fits with county rules
King County and Snohomish County both require septic owners to have their systems inspected on a schedule: gravity systems every three years, and pressure, mound, ATU and other alternative systems more often. Those formal inspections are filed with the county, and home sales need their own inspection. The plan’s annual check is a general maintenance visit, so if your county inspection is due, we schedule it, file the report for you and take 10% off. See septic inspections, King County service and Snohomish County service.
Easy to start, easy to cancel
The plan is $20 a month with no contract and no sign-up fee. If it stops making sense for you, call or email and we cancel it. No minimum term and no cancellation fee.
Plan benefits apply to septic service at the member’s enrolled property. Pumping, county-required inspections, repairs and parts are billed separately at the member discount. Prefer to pay as you go? Our regular pumping, repair and maintenance and monitoring services are always available, and pumping starts at $590 plus the county report fee and tax (see pricing).
/ Plan FAQ
Questions about the plan.
Ready to join? Call (206) 962-2600 (King County) or (206) 790-9392 (Snohomish County).
How much is the Septic Maintenance Plan?
$20 a month. There is no long-term contract and no sign-up fee, and you can cancel any time.
How do I cancel?
Call or email us and we will cancel it. There is no cancellation fee and no minimum term.
What does "emergency service fees waived" mean?
Members do not pay the emergency or after-hours call-out fee when they need urgent help. You only pay for the work itself, and that work gets your 10% member discount.
What is the next-day emergency guarantee?
If you have a septic emergency, such as a backup, an alarm that will not stop or sewage surfacing in the yard, a member gets a crew on site by the next day at the latest. Our phones are answered 24/7, and we will walk you through what to do until we arrive.
What happens at the annual visit?
Once a year we clean your effluent filter (if your system has one) and do a general check of the system: lids and risers, tank levels, baffles, the pump and alarm on pressure systems, and any wet spots over the drainfield. It is included in the plan at no extra charge.
Is the annual visit the same as my county-required inspection?
Not always. King County and Snohomish County require formal inspections on a set schedule, with a report filed with the county, and home sales need their own inspection. If you need one of those, we schedule it for you and members get 10% off.
Does the plan include pumping?
Pumping is not included, but members get 10% off every pumping. We measure sludge and scum at your annual visit and tell you when pumping is actually due, so you never pay to pump too early.
Which systems does the plan cover?
Gravity, pressure distribution, mound, sand filter and aerobic treatment unit (ATU) systems in King and Snohomish County. Pressure, mound and ATU systems benefit most, because they have pumps, floats and alarms that wear out.
How do the reminders and service history work?
We keep every visit, pumping, inspection and repair in our customer system, so you have one record of your system's history. We send reminders when your annual visit, pumping or county inspection is coming up. The history is also useful when you sell your home.
